FACTORS AFFECTING THE PROPERTY FUND INDEX AND REIT LISTED IN THAILAND

Abstract

Property fund and Real estate investment trust (REIT) is an alternative investment in assets that yields relatively stable returns, as most of the fund's revenues are rents and yield higher returns than deposits at low interest rates. In 2015, yields in the form of a spread of up to 12.25% reflected investors' preference for low deposit rates. There may be other factors other than interest rates that affect the price index. The purpose of this study is to study the factors affecting the Property Fund and REIT index listed in Thailand since 2012 and to use as investment decision information. The variables used in the study are: Interest rate policy, SET index, Baht exchange rate against US Dollar and the return of SET HD index.

According to studies, it has been found that changes in the SET index affecting Property Fund and REIT index in the same direction. Interest  rate policy , Thai Baht exchange rate against US Dollar and the return of SET HD index has a negative effect on the value of the investment.
