Abstract

This study “Factors Affecting to Tendency on Intention of Use Service of Reverse Mortgage in Bangkok” aimed to study factors that affect to intention to use Reverse Mortgage Loan in Bangkok, Thailand, based on Theory of Planned Behavior. This study aimed:
1. To study the relationship among Demographic Data and Intention to Use Reverse Mortgage Loan of people in Bangkok.
2. To study the relationship among Attitude Toward the Behavior of using Reverse Mortgage Loan and Intention to Use Reverse Mortgage Loan of people in Bangkok.
3. To study the relationship among Perceived Behavioral Control of using Reverse Mortgage Loan and Intention to Use Reverse Mortgage Loan of people in Bangkok.
The findings of this study were as follows:
The different demographic background affected to the different level of Intention to use Reverse Mortgage Loan, only the aspects of Income Level which significantly correlated with Intention to use Reverse Mortgage Loan at 0.05 level of significance, Acknowledgment of Reverse Mortgage significantly correlated with Intention to use Reverse Mortgage Loan at 0.05 level of significance too.
Attitude Toward the Behavior of using Reverse Mortgage Loan (which consisted of Behavioral Beliefs of Using Reverse Mortgage Loan and Outcome Evaluation of Using Reverse Mortgage Loan) affected to Intention to use Reverse Mortgage Loan. The outcome was analyzed by Multiple Linear Regression Analysis. Attitude Toward the Behavior of using Reverse Mortgage Loan was correlated with Intention to use Reverse Mortgage Loan at 0.000 level of significance when compared with 0.05 level of Statistical Significance (less than 0.05), which said that Behavioral Beliefs of Using Reverse Mortgage Loan (Beta = 0.743) positively correlated with Intention to use Reverse Mortgage Loan at 0.05 level of significance.
Perception of Behavioral Control consisted of Control Beliefs and Perceived Behavioral Control. The study found that Perceived Behavioral Control of Using Reverse Mortgage Loan (Beta = 0.003), Outcome Evaluation of Using Reverse Mortgage Loan (Beta = -0.044), and Control Beliefs of Using Reverse Mortgage Loan had no statistical significant correlation.
The results of this study indicated the opportunities for the Public Sector and Private Sector to use as information to propose a policy to promote Reverse Mortgage Loan in Thailand, and be a guideline to improve Reverse Mortgage Loan in order to harmonize with the context of Thailand, in addition to increase the business competitive advantages of financial institutions, and lastly, to develop the solution for Aging Society Problem in Thailand.
